In order to keep its funds recirculating, the LDC focuses on small, short-term loans at below market interest rates. Terms for repayment are usually set between two and five years.
Because the LDC’s funds are in high demand, the Board carefully targets projects. Though applications are not restricted to downtown Fort Collins, projects proposed in that area receive preference. The LDC has always considered highly-visual, aesthetic improvements to the downtown area as one of its chief goals, and applicants intending to use a significant portion of their loan to renovate exterior facades also receive preference.
